What needs to be done to my property for it to be rented quickly?
Our experience has underscored the correlation between the condition of a property and the caliber of tenants it attracts. Well-maintained properties tend to draw responsible tenants who are less likely to cause intentional damage, given their investment in maintaining their creditworthiness.
For your property to meet this standard:
- It should be immaculately clean, akin to hotel standards.
- Any dirty or marred walls should be repainted.
- Carpeting and flooring ought to be either cleaned or replaced.
- Appliances should be modern and in working order.
- Window coverings, such as 2” blinds, should be provided.
- The property must be well-maintained inside and out, with all systems functional.
- The lawn, beds, and overall exterior should be well-groomed and mulched to enhance curb appeal.
While this list isn't exhaustive, it captures the essence. Your property should exude a sense of comfort and satisfaction, encouraging prospective tenants to envision it as their future home.
First impressions matter greatly; hence, the exterior appearance plays a crucial role. A well-kept yard and entrance area enhance the appeal and assist leasing agents in successfully showcasing your property. Quality residents are inclined to preserve the condition of their home, translating into reduced operating costs for you.
Do I have to allow pets into my property?
As the property owner, the decision to permit pets rests with you. Some owners categorically prohibit any pets, while others may allow small dogs exclusively, and yet others may welcome dogs of any size. Some may permit only one pet, while others may allow multiple. Policies regarding cats also vary, with some allowing them, some not, and some requiring declawing and spaying/neutering. If you opt to permit pets, Daisy Lane Property Management advises a minimum $250 pet deposit per animal, subject to our pet criteria.
Should you opt against allowing pets, be aware that this decision could eliminate a significant portion—approximately 60 to 65%—of the rental market, potentially making it more challenging to find tenants. However, if the management company has conducted thorough due diligence, properly vetted the resident(s), and collected the requisite deposit, the risks associated with having a pet can be minimized.
Please note: These regulations do not apply to Service Animals. Applicants with valid Service Animals will be permitted to lease the property.
Can you help me if my property is occupied?
Certainly. However, our ability to proceed depends on the enforceability of the current lease agreement. Upon its conclusion, we will transition your current resident to a Daisy Lane Property Management lease agreement. In instances where rent is outstanding, we will take appropriate measures to either secure payment or proceed with eviction if necessary. It's not uncommon for residents to promptly address overdue payments or vacate upon learning that a management company is actively pursuing collections.
Can I choose the tenant for my property?
Federal Fair Housing laws are demanding, and the fines for mishandling this are high.
Our job as your agent is to protect you from discrimination lawsuits. We take Fair Housing laws very seriously and reserve the right to select and approve the applicants. We can call and present the applicant information to you if requested, but we have the final say.
If an owner refuses an applicant because of discriminatory practices, we immediately cancel our property management contract. For your protection, let us make this decision for you.
